'a commodious 2-storied Residence, containing 7 rooms and hall upstairs, and 4 rooms and linen room downstairs, with front and side verandahs, fitted with E.L. [electric lights - added after Chubb's time], City Water, and Underground Tank, bricked-in Copper, Enamel Bath, and Chip Heater, JR Stove. "Dagmar Lodge" is eminently suited for a first-class boarding house, occupying as it does a central, commanding position, overlooking the city, within easy walking distance of the shopping centre.'
